Own a Piece of Grand Rapids Music History — West Side Venue for Sale
If you’ve ever thought about running your own music venue, or just wondered what goes into keeping one going, a new listing in Grand Rapids might catch your attention.

Grand Rapids' Tip Top Deluxe For Sale
Tip Top Deluxe Bar & Grill on the city’s West Side up for sale, listed at $1.75 million.
And this is more than just a bar and restaurant changing hands. It’s a full setup that’s been part of the local music scene since 2011, with multiple parcels and a mix of uses that go beyond just the stage.
What Else the Listing Includes
At 760 Butterworth Street SW, you’ve got the main two-story building where the bar and live music happen on the first floor.
Upstairs, there’s extra space currently used as an office and green room, which, if you’ve ever been around live music, you know is one of those behind-the-scenes pieces that actually matters a lot.

The package includes a nearby house at 767 Emperor Street that’s already rented out.
There’s also a paved lot currently used for overflow parking. With the new Acrisure Amphitheater going in less than a mile away, that kind of extra space could come in handy and potentially serve as an additional income stream.
So it’s not just one property, it’s a few different pieces working together. All told, the entire setup spans 8,217 square feet and includes 3 bathrooms.
A West Side Venue With History
What makes this property really stand out is its connection to Grand Rapids’ music scene.
Owner Ted Smith has been involved in booking and promoting shows locally for decades, including work with venues like The Intersection and the Orbit Room.

According to Local Spins, he has said one of the most rewarding parts of running Tip Top Deluxe is keeping it personal and bringing in artists he genuinely enjoys while giving them a place to perform.

That approach is still showing up in the current lineup. In just the next couple of weeks, the venue is hosting acts like Organ Fairchild, Dynasty Ginger Collective, KAZHA, Leslie Vincent, Moe Reen and The Bootstrap Boys, and Clark Beckham, along with regular events like open mic nights and Metal Mondays.
Shows are already booked out through August, so the calendar is far from empty.
